Not every Paris arrondissement is equal in the life annuity market. Density of senior owners, patrimonial value of the properties, dynamics of the secondary market: some neighbourhoods concentrate a disproportionate share of transactions. Here is, area by area, a snapshot of the drivers shaping investor and seller decisions.

The Triangle d'Or: 8th arrondissement

The absolute reference of Haussmannian Paris, the 8th combines prestige, exceptional buildings and a long-established senior clientele. Properties here often show particularly high prices per sqm, which in life annuity translates into significant occupation values and therefore meaningful discounts for the investor. Mansions and grand reception apartments form a preferred hunting ground.

The 16th: family volumes and heritage

From Trocadéro to Auteuil, the 16th remains the benchmark arrondissement for large family apartments and mansions. The population there is historically older and largely made up of owners, which makes it one of the most active arrondissements for life annuity mandates. Average surfaces are more generous, broadening the available range of properties.

The 17th: price / quality balance

Plaine-Monceau and Batignolles offer an interesting compromise: quality Haussmannian buildings, lively neighbourhood life, prices per sqm slightly below the 8th. Life annuity is much requested there by investors seeking to diversify their Paris portfolio without concentrating everything on the Triangle d'Or.

The 7th: institutional prestige

Eiffel Tower, Champ-de-Mars, Invalides: the 7th embodies Paris prestige in its most institutional form. The market there is narrow, rotations are rare, and life annuity mandates are particularly sought-after.

The 6th: intimacy and Left Bank

Saint-Germain-des-Prés and Luxembourg attract a very settled senior clientele attached to their neighbourhood. Properties here are often smaller than in the West, but the per-sqm valuation is among the highest in the capital.

And elsewhere?

Central arrondissements (1st to 4th), family neighbourhoods (15th, 14th), and even some areas gaining ground quickly (Batignolles, near-17th Saint-Ouen border) also host substantial life annuity activity. The right choice always depends on the triple combination "quality of the property × seller profile × patrimonial strategy".

There is no "ideal" arrondissement for life annuity in absolute terms. There is, however, an ideal arrondissement for every investor profile and every seller profile.
