Life annuity tax advantages in the Paris context
In Paris, where property values are high, the life annuity tax framework is one of the most favourable of residential real estate — and it works both ways.
On the seller side (crédirentier), three levers stack up. First, the bouquet is exempt from capital-gains tax when the sold property is the main residence — a strong advantage for a long-standing Paris owner whose flat has appreciated significantly. Second, the monthly annuity benefits from a 70% tax allowance when it starts after age 69: only 30% of the annuity is then subject to income tax (article 158-6 of the French Tax Code). Finally, the life annuity sale removes the property from the seller's IFI base.
On the buyer side (débirentier), the mechanics are just as attractive. Any IFI is calculated on the value of the bare ownership, significantly below the vacant value as long as the seller occupies the property.
